The law states that it is not a requirement for an Electrical Certificate for your electrical installation and appliances. However, some of the most important points to consider when preparing to rent your property are listed below.

EPC (energy performance certificate)

As updated January 2013, an energy performance certificate is required by law for any property being advertised to rent.

Gas equipment

Under current gas safety regulations all gas appliances in tenanted premises must be checked for safety every 12 months by a Gas Safe registered engineer.

Electrical equipment

The law states that the electrical installation and appliances are safe and it is not a legal requirement to provide a certificate. However, if you have limited or no electrical experience, it is advisable that you take professional advice before renting your property. We are happy to advise you on this as required.

Furniture and Furnishings

The Furniture and Furnishings (Fire) (Safety) Regulations 1988 (amended 1989, 1993 & 1996) provide that specified items supplied in the course of letting property must meet minimum fire resistant standards. You should check that all relevant items carry a suitable fire safety label.


Ideally weed free and tidy. During the tenancy, tenants are required to maintain the gardens to a reasonable standard, provided they are left the necessary tools.


At the commencement of a tenancy the property should be in a thoroughly clean condition. We have sourced excellent professional companies who offer good service at a competitive cost.


Good decorative order and carpets or flooring in a neutral colour goes a long way to creating a good impression at first viewings.


It is most important that an inventory of contents and schedule of condition be prepared, in order to avoid misunderstanding or dispute at the end of a tenancy.


You should provide one set of keys for each tenant. Where we are managing we will arrange to have duplicates cut as required.
